3. How's the Market?
With a recent dip in interest rates and a pent-up demand, the 2024 market is off to a very quick start! I personally put two houses in Sea Isle and one in Avalon under contract since January 1st. To the seller's credit, the Sea Isle houses were recently repositioned for our new market and the Avalon house came on the market at the right price. With all three, the buyers quickly responded!
January is usually a quiet month and this activity supports my statements that the demand for vacation homes at the Shore is still strong. Call me if you would like to talk about our market and how I can help you. ~Dustin
Mortgage Minute
To start the New Year everyone wants to know what’s going to happen to rates. The Fed Minutes suggest rate cuts are likely.
The minutes from the Fed’s December meeting showed there is a growing sense among Fed members that inflation is under control. The Fed cited the decline we’ve seen in their favored inflation measure, Core Personal Consumption Expenditures, which strips out volatile food and energy prices. The Fed also acknowledged that there is a risk to the economy if they remain “overly restrictive.”
After hiking their benchmark Fed Funds Rate (the overnight borrowing rate for banks) eleven times since March of 2022 to slow the economy and tame inflation, almost all participants indicated that a lower Fed Funds Rate would be appropriate by the end of this year. However, the minutes did not provide any insights regarding when rate cuts might occur. To cover their bases, the Fed noted that there was "an unusually elevated degree of uncertainty" and that further hikes to the Fed Funds Rate are still possible.
