Should you wait to buy until rates come down?

In the current U.S. housing market, delaying a home purchase can have significant financial repercussions due to rising home prices. Over the past year, home prices have surged by approximately 10%, meaning a $300,000 home today could cost $330,000 next year.

Additionally, mortgage rates are currently around 7%, and any further increases could substantially raise monthly payments. For example, on a $300,000 loan, a rate increase from 7% to 7.5% would elevate monthly payments from about $1,996 to $2,096, adding over $1,000 annually. This dual impact of higher prices and rates can add tens of thousands of dollars to the total costs over time. Buying sooner rather than later could save you considerable money and help you capitalize on current market conditions while avoiding potentially higher costs in the future. In the future when rates come down you can refinance into a lower rate, allowing you to get the best of both worlds. Taking advantage of the current appreciation and ending up with a lower rate.
