3. HOW'S THE MARKET ?

Recently, a common question I've been hearing is, "How is the market with these interest rates? I've heard they're over 7%!"The primary answer is that the market remains robust due to low inventory causing a supply and demand imbalance. In Sea Isle City, property values have stayed stable, and well-priced homes are selling rapidly. I don't foresee much change in the near future.

In our area, most mortgages are "JUMBO" loans, which have lower rates compared to the commonly advertised "Conforming" mortgage rates. Many banks offering JUMBO loans have "Relationship Programs" with incentives and reduced rates. As Dustin noted, the Sea Isle and Jersey Shore markets primarily deal with JUMBO loans. In Cape May County, any loan amount exceeding $806,500 is classified as a JUMBO loan.
