1. How's the Market? "Not much has changed in the Sea Isle City inventory since last month’s update. We are now down to 33 units on the market for sale and the demand is still exceeding the supply. As a result, we are still in a seller’s market. However, there was a significant change to all New Jersey Real Estate transactions last night when Governor Murphy signed a law that shifts the “Mansion Tax” responsibility from the buyer to the seller. He also increased the mansion tax in a graduated scale as follows: • $1 million: The existing 1% “mansion tax” remains, but the responsibility shifts from the buyer to the seller, amending the 2004 law. • $2 million: 2% tax on the seller. • $2.5 million: 2.5% tax on the seller. • $3 million: 3% tax on the seller. • $3.5 million and above: 3.5% tax on the seller. There are a lot of questions, including those pertaining to contracts signed before this law was adopted. I’ll share more as I learn more, however please do not hesitate to call me if you have questions and I will share what I know.” 2.
